Cracks in the asphalt can allow moisture from rain, ice, and snow to soften the sub base of the pavement causing additional cracking and eventually potholes. Filling these cracks with hot pour crack filler would prevent this water from penetrating.
The cracks would first be cleaned using pressurized air and/or grinding wheel to be sure all grass, sand and gravel are removed. A hot pour crack filler would then be applied, filling up the cracks and sealing them off from water.
Our services include everything you need for your parking lot. Truly a “one stop shop”. From asphalt/concrete patching to total rehabs. Seal coating and striping. Crack filling. It’s all right here at Property Masters. No need to look any farther. We offer on time quality work with the best price on the market.
Faded markings on the pavement can be confusing to traffic and unsafe for customers, tenants and employees. Keeping the lines freshly painted will also maximize parking.
This is yet another way to improve your curb appeal and keep your property value at its highest. A freshly painted parking lot is truly the way to make your property stand out among the rest.
Broken areas of asphalt or concrete can be fixed without the major expense of resurfacing the entire lot/drive. These areas should be repaired before causing further damage and expenses
With asphalt patching, there are several options to choose from depending on the severity of the problem. In most cases, a square edge around the failed pavement would be saw cut and removed. New asphalt would be installed usually between 2 and 3 inches. If the problem lies in the sub base, it will also be removed and replaced. A standard sub base would be 6 to 12 inches of base stone depending on the nature of the parking lot/driveway. In some cases, a soil cement stabilization process can be used. This includes milling/grinding up the asphalt 6 to 12 inches deep and adding Portland cement to help stabilize the sub base. Although this process is more expensive, it is very affective in patching asphalt pavement. In some less severe cases, a skin patch can fix the problem temporarily. This involves a thin layer of asphalt over the top of the failed area. This will be a cheap, quick fix but usually will not last very long.
In heavy load traffic areas like dumpster pads and loading docks, concrete is usually the choice over asphalt because of the greater capacity to bear these loads. Walking trails and sidewalks can be more attractive with the smooth face edges that concrete has to offer. We offer installation, repair and replacement services for all your property maintenance needs.
With over 10 years experience, Property Masters will provide the most professional asphalt services available. We will work with your schedule and seal/pave your driveway when it is convenient for you. A coat of sealer needs 24 hours of curing time before the driveway can be used. A fast dry product can be added, allowing access to the drive in just a few hours.
Asphalt paving needs about the same amount of time to cure. A home is one of the biggest investments a family can make. Much like painting the house to protect it, the driveway needs the same attention. This will protect the drive from cracking caused by water seepage, oil spills, oxidation from the sun and other damaging elements. Seal coating will save you money by extending the life of your driveway and increase property value by enhancing the curb appeal of your home.
